Article 1 Scope of Application
1. The accommodation contract and related contracts that Kyokkai Seizei Residence (hereinafter referred to as "this facility") concludes with the guest shall be in accordance with the provisions of these general terms and conditions, and any matters not provided for in these general terms and conditions shall be in accordance with laws and regulations or generally established customs.

2. In the event that this facility agrees to a special agreement to the extent that it does not contravene laws, regulations, and custom, such special agreement shall prevail notwithstanding the provisions of the preceding paragraph.
Article 2 Application for accommodation contract
1. A person who wishes to apply for an accommodation contract at this facility shall provide the following items to this facility.
(1)Guest name and contact information
(2)Date of stay and estimated time of arrival
(3)Accommodation charge
(4)Other matters deemed necessary by this facility.

2. In the event of any change to the information submitted to this facility in accordance with the preceding paragraph, the changed information shall be reported to this facility promptly.

3. In the event that a guest requests to continue his/her stay beyond the date of stay stipulated in item 2 of paragraph 1 during the stay, this facility shall deem that a new application for a contract of accommodation has been made at the time such a request is made.
Article 3 Formation of Accommodation Contract, etc.
1. An accommodation contract shall be formed when this facility accepts the application as described in the preceding article.
However, depending on the accommodation plan, the accommodation contract shall be formed when this facility confirms the payment of the advance payment after the application described in the preceding article.
This shall not apply when this facility proves that it did not accept the application.

2. When an accommodation contract has been concluded in accordance with the preceding paragraph, the accommodation charge shall be paid by the date designated by this facility.
Article 4 Refusal to Conclude an Accommodation Contract
The facility may refuse to conclude an accommodation contract in the following cases.
(1)When the accommodation application does not meet the agreed upon number of guests.
(2)When there is no room available due to full occupancy.
(3)When it is recognized that the person seeking accommodation is likely to conduct himself/herself in a manner contrary to the provisions of law, public order, or morals in connection with the accommodation.
(4)When the person who intends to stay is obviously suffering from mental or physical illness or contagious disease.
(5)When the person seeking accommodation is a designated organized crime group or designated organized crime group member, etc. (hereinafter referred to as "bouryokudan" or 'bouryokudanin') under the "Law Concerning Prevention of Unjust Acts by Organized Crime Groups" or its related persons or other anti-social forces.
(6)When the accommodation cannot be accepted due to natural disasters, breakdown of facilities, or other unavoidable reasons.
(7)When a minor stays without the permission of his/her guardian.
(8)When an application for a contract of accommodation is made without the intention to stay overnight.
(9)When the accommodation can be refused in accordance with the provisions of other laws and regulations.
Article 5 Right of the Accommodation Guest to Cancel the Contract
1. The lodger may cancel the accommodation contract by notifying the facility.
The guest may cancel the accommodation contract at his/her discretion by making an offer to this facility, except for plans that cannot be changed or cancelled under the cancellation rules. In this case, the hotel will charge a cancellation fee in accordance with the cancellation policy.

2. If the guest has not arrived at the hotel by 12:00 p.m. on the day of the stay without being notified by the hotel, the hotel may deem the accommodation contract to have been cancelled by the guest and process the cancellation.
Article 6 The facility's right to cancel the contract
1. The facility may cancel the accommodation contract in the following cases.
(1)When it is recognized that the guest is likely to commit an act contrary to the provisions of the law, public order, or good morals in connection with the accommodation, or when it is recognized that the guest has committed such an act.
(2)When the guest is a patient with a specified infectious disease, etc.
(3) When the hotel is unable to accommodate the guest due to a force majeure such as a natural disaster.
(4)When the guest is a designated organized crime group or designated organized crime group member, etc. (hereinafter referred to as "Boryokudan" or "Boryokudan-in") under the "Law Concerning Prevention of Unjust Acts by Organized Crime Groups," or a person related to such a group or other anti-social force.
(5)When a violent, threatening, blackmailing, or intimidating unreasonable demand is made to the facility or its staff (employees), or when a burden exceeding a reasonable range is demanded, or when it is recognized that a similar act has been performed in the past.
(6)When a guest does not comply with the prohibitions in the Terms of Use stipulated by the facility.
(7)When a guest commits an act that interferes with fire prevention, such as smoking in the room or tampering with firefighting equipment, etc.
(8)When the accommodation contract has been concluded through a travel agency, etc., and the notification from said travel agency, etc. has not been confirmed.
(9)When the accommodation may be refused in accordance with the provisions of Article 4 and other laws and regulations.

2. The notice of cancellation based on the preceding paragraph shall be given orally or by telephone, e-mail, or in writing to the contact of the lodger who has made a request based on Article 2. If said notice does not reach the contact who has made a request based on Article 2, the provisions of Article 3, paragraph 3 shall be applied, as well as after a certain period of time has passed, 3. The facility may deem that the notice has reached the contact person.

3. When the accommodation contract is cancelled by this facility in accordance with the provisions of Paragraph 1, the accommodation charge will not be refunded, except in the case of Paragraph 1 (2) and (3).
Article 7 Accommodation Registration
1. Guests shall register the following items online according to the information provided by the facility after making a reservation.
(1)Name, age, gender, address, and occupation of all guests.
(2)Nationality, passport number, place of entry, and date of entry for foreigners not residing in Japan.
(3)Departure date and estimated time of departure.
(4)Other items deemed necessary by the facility.
Article 8 Room Hours of Use
1. Guests may use the facility from 3:00 p.m. on the day of check-in to 12:00 p.m. on the day of check-out.
However, in the case of a consecutive stay, the room may be used throughout the day, except for the time of arrival and the day of departure.

2. Notwithstanding the provisions of the preceding paragraph, the facility may accept the use of a room outside the hours specified in the preceding paragraph.
In such cases, the following additional charges shall apply.
(1)If the check-in time is brought forward, a charge of 4,000 yen per hour will be added.
  However, the maximum amount of the charge shall be one hour upon prior request.
(2)Extension of check-out time will be charged 4,000 yen per hour.
  However, the maximum amount of the charge shall be one hour upon prior request.
  If no prior application is made, a fee of 10,000 yen will be charged.
  Even in such cases, please leave the room no later than one hour after check-out time.

3. Even during the time when guests are allowed to use their rooms in accordance with the provisions of paragraph 2, the facility may enter the rooms and take necessary measures when required for safety and hygiene management or for the operation and management of the facility.
Article 9 Compliance with Terms of Use
Guests are required to comply with the terms and conditions of use established by the facility and posted on the facility's bulletin board.
Article 10 (Payment of charges)
1. The accommodation charges, etc. to be paid by the guest shall be in accordance with the items listed in Appendix 1.
2. Payment of the accommodation charges, etc., as described in the preceding paragraph may be made by credit card (web-based payment) at the time of application or by deposit into the account designated by the facility.
3. After the facility has provided a room to a guest and made it available for use, the room charge will be applied even if the guest voluntarily does not stay at the facility.
4. Any additional charges incurred during the guest's stay will be handled by credit card payment.
Article 11 (Liability of the facility)
1. In the event that this facility causes damage to a guest due to the performance or non-performance of the accommodation contract and related agreements, this facility shall compensate the guest for a reasonable amount of money up to 100,000 yen. However, this shall not apply when the damage is not caused by reasons attributable to this facility.
2. The facility shall not be liable for damage, defacement, or loss of articles carried by the guest to the facility, unless the damage, defacement, or loss is intentional or due to gross negligence on the part of the facility.
Article 12 (Storage of Guests' Luggage or Personal Effects)
1. This facility does not have staff on duty at all times. In the event that a guest's baggage arrives at the facility prior to his/her stay, it shall be kept only when declared in advance at the time of reservation and accepted by the facility.
2. If a guest's baggage or personal belongings are left behind at the facility after the guest has checked out, the facility will, in principle, keep them for 7 days, including the day of discovery, and if the guest does not request their return during this period, the facility will report the matter to the nearest police station. However, valuables shall be immediately reported to the nearest police station. In addition, food, beverages, and other waste-like materials will be disposed of on the same day.
3. The facility may voluntarily inspect the contents of left luggage or personal belongings in order to properly dispose of them according to the nature of the contents, and if necessary, return them to the lost person or dispose of them in accordance with the preceding paragraph, and the guest may not object to this.
Article 13 (Responsibility for parking)
When a guest uses the parking lot of the facility, the facility rents a space and is not responsible for the management of the vehicle. However, in the event that the facility intentionally or negligently causes damage in the management of the parking lot, the facility shall be held responsible for compensation for such damage.
Article 14 (Liability of Guests)
In the event that this facility suffers damages due to the intentional or gross negligence of a guest, said guest shall compensate this facility for such damages.
Article 15 (Cleaning of Guest Rooms)
1. As this facility is a private villa, we do not clean the guest rooms or change the sheets during your stay.
 However, if you notify us in advance (1 day prior to your stay), we will do so for an additional fee.
 If you stay more than 3 nights in a row, we will clean your room and change the sheets on the 3rd night free of charge.

・Total amount to be paid by the guest
Accommodation fee (rental fee and fees included in the contract)
Additional fees (BBQ and other pre-reservation fees)
Taxes (consumption tax, etc.)
Remarks. In the event that the tax law is revised, the revised regulations shall apply.

・Cancellation policy
From the day before to the day of reservation: 100% of the room charge including tax
7 days or more before the reservation date: 80% of the room charge including tax
14 days or more before the reservation date: 50% of the room charge including tax
30 days or more before the reservation date: 30% of the room charge including tax
If the contracted number of days is shortened, a cancellation fee will be charged according to the above rates on the first day of the cancelled number of days.

・Terms and Conditions
In order to ensure the safety and comfort of our guests and to maintain the public nature of the villa, we have established the following rules, which are integral to the accommodation contract. If these rules are violated, the accommodation contract may be cancelled in accordance with the provisions of Article 6 of the Accommodation Contract.

Forms of Accommodation
1. Guests are responsible for the safekeeping of their valuables. Liability for loss or theft at the facility shall be in accordance with Article 11.2.
2. The hotel cannot accommodate more guests than the maximum number of guests. (Preschool children are not included in the number of guests.) We strictly refuse to accommodate more guests than the reserved number.
3. No staff will be present from check-in to check-out time.
4. We do not prepare meals or beverages on site, but guests are welcome to bring their own food, condiments, beverages, etc. for cooking and eating. However, guests may bring their own food, condiments, beverages, etc. to cook and eat. In this case, please do not return dishes and appliances to their original locations, but leave them out.

Regulations
1. Smoking is prohibited in all areas of the building. If any smells or marks caused by smoking are found, you may be asked to pay for house cleaning and replacement of bedding and equipment.
2. If you intentionally or accidentally damage or deface villa equipment, appliances, furniture, or items, you will be responsible for all restoration fees.
3. Equipment and furnishings of the facility are loaned to the guests only for the duration of their stay and may not be taken home with them. With the exception of towels for the outdoor pool, please do not take these items out of the facility.
4. The following items are prohibited
 a. Hazardous materials such as gunpowder, explosives, gasoline, kerosene, chemicals, toxic gases, and volatile oils.
 b. Putrid materials, waste materials, or any other materials that emit moisture, foul odors, foul smells, or odors.
 c. Pets
 d. Items in extremely large quantities
 e. Other items prohibited by law.

Terms of Use
1. Minors only are not permitted.
2. Please refrain from disturbing public morals and safety, loud conversations, and any other activities that may disturb the neighborhood.
3. Please refrain from using the facility for business activities (exhibitions, etc.) or any other purposes other than lodging without the permission of the separate manager.
4. Please refrain from any behavior or conduct that may cause significant inconvenience to the general public in other adjacent facilities.
5. Antisocial activities are prohibited.
6. If there is any disturbance in the neighborhood, such as shouting, etc., the residents of the neighborhood may call the police, in which case the facility user will be held legally responsible.
7. The management and the facility will not be held responsible for any accidents caused by natural disasters, carelessness of the villa user, or failure to abide by these terms and conditions.
8. Neither the management nor the facility owner will be held responsible for any damage, theft, or accident to the vehicle or personal belongings of the facility user.
9. Management staff will patrol the facility for management purposes.
10. Please refrain from making any significant changes to the interior or exterior of the facility.
11. Please refrain from bringing in and installing large tents, charcoal BBQ sets, and other equipment on the premises that are not owned by the facility.
12. When using the outdoor pool, please use it at your own risk.

Security precautions
1. Please make sure that the door is locked when you leave the facility during your stay.
2. Please make sure that the door is locked during your stay and especially when you go to bed.
